RENTAL PROCESS FOR LEASES STARTING JUNE 2008 TO MAY 2009
Please see our website to check on availability of specific properties. After you see the place, you must be prepared to quickly decide whether you want it or not. We are fast at reviewing applications and at allocating our rentals to the fastest-readiest-most prepared group of applicants and we usually contact potential tenants the very next day after they look at a house. You need to make up your mind right away!

STEP 1: YOU SELECT YOUR FUTURE HOME AND YOUR SPOKESPERSON
-You check our web-site at www.ChicoForRent.com and select the 2 places you are most
interested in.
-You select who, in your group, will be the person e-mailing us back and forth. Please make sure to follow this rule as it avoids a lot of confusion to communicate with one person per group. (We do not reply to phone messages, only to e-mails)
STEP 2 : YOU LOOK AT THE PLACE YOU LIKE
-If we posted an “open house” notice on our web-listing next to the property you would like to look at, then you can just show at the “open-house” time we listed.
-Make sure you are right on time as our open-houses last for no more than 20 minutes.
-We will not set individual appointments to look at a place if we have already scheduled an open-house for it
-If there is no open-house scheduled, then e-mail us (chicoforrent@gmail.com). We will schedule a time when all your roommates are available. We show homes Monday thru Thursday from 12:00 pm to 4:00 pm only. You must indicate two appointment times during these hours when all of you can be present for a showing. We will email you a appointment time. Please keep in mind that we must give our current tenants 24 hours notice before a showing can be scheduled.
STEP 3: YOU NOTIFY US THAT YOU WANT TO RENT THIS PLACE
-You e-mail us and remind us:
-who are all the applicants in your group (complete names and e-mail addresses)
-when you went to look at the place, and who from chicoforrent showed it to you.
-whether you already gave us your applications and guarantor forms or not (if so, how many did we collect, from whom)
-that you want to rent this place
STEP 4: WE ARE CONSIDERING YOUR APPLICATIONS and
WE ARE GIVING YOU OUR APPROVAL
-If you have not given us your completed applications and co-signer forms when you looked at the house, then make sure to fax them ASAP, including your spokesperson's name on all documents. We cannot consider your rental request unless we have those documents for each applicant.
-Usually within a couple of days, we e-mail you back to notify you that we are ready to proceed with your group for the house you applied for.
-We only notify our positive answers. Therefore, if you have not heard from us within a week after your rental request, it means that you were not picked for this particular place. It is then time to apply for your second choice, we will not throw away your documents.
STEP 5: YOU GET READY TO SIGN THE LEASE
- Once you are approved, you must act fast!! Why?
-Because we expect your group to be prepared to pay the full move-in amount and sign the lease immediately.
-Because for some desirable houses you may not be the only group to be approved and we will sign the lease with the fastest group to gather all requested money and documents.
-You prepare the following documents:
-photocopy of each applicant ID
-photocopy of each co-signer ID
-1 EFT form (one per household) plus a voided check from the bank account to be used (this will allow us, every month, to automatically withdraw your total rent out of this account).
-You prepare the following money:
-The total move-in money requested at the time we sign the lease. This is first month's rent plus the security deposit. The total move-in money is payable in ONE cashier's check (no personal checks will be accepted), not one per person.
-You carefully read the lease agreement (available on line)
-You notify us ASAP what day you will be ready with the above mentioned and what times (pick 2 preferred times) all of you can be available for about 20 minutes to sign the lease.
